Below you'll find answers to our most commonly asked questions. 

  1. Who should I contact with general questions? 
    • Please reach out to the Office Manager with any questions relating to administrative tasks or general business at Living Vogue. ​

  2. Who should I contact with real estate-related questions? 
    • A unique benefit of Living Vogue's team structure is unfiltered access to our Broker and Broker Associates. Please feel free to reach out to the leadership team via email, text, or Telegram message.

    • We ask that agents be respectful of this privilege, but also understand some questions can't wait!​

    • Living Vogue agents are always on-call to advise and support each other. Everyone is a team player with different tools to enable success. If you are unable to contact the leadership team, please submit questions in the appropriate Telegram chat - and see the responses flood in!

    • Mentors are available for new recruits interested in hands-on training. 

  3. How do I access my Living Vogue email? 
    • An invitation from GoDaddy.com will be sent to your personal email. Please access the link and create an account in Outlook.

    • Once you are initiated, please refrain from using personal accounts to participate in LV business. All updates and events will be sent to your Living Vogue address. ​

  4. What software does Living Vogue use for transaction management?
    • Living Vogue utilizes Transaction Desk for files and contracts. Tutorials for the software are in the Academy Fast Track Program in the Agent Programs section of the portal. 

  5. How do I pay monthly dues? 
    • Agents​​ agree to the Traditional Commission plan at the time of onboarding. On the traditional commission plan, agents pay $95/month and receive complimentary marketing materials including post install, signage, and professional photography. Complimentary marketing is only available to listings with a 3% brokerage commission side.

    • Dues will be collected at the beginning of every month. To pay dues, please check your Living Vogue email for an invoice sent with the specified fee. 

  6. I have a listing... now what? 
    • Please contact the Office Manager when a Listing Agreement has been signed. Agents opting into the Traditional Split Plan receive complimentary listing marketing; including photography, video, Matterport, drone footage, custom signage, and post installation. 

  7. Where do I get a Supra Lock Box? 
    • Supra Lock Boxes are an integral part of listings and function as electric lockboxes. 

    • Living Vogue rents Supra Boxes to agents, free of charge - there is a system for sign outs at the downtown Sarasota office and they are available on a first come, first served basis. Please see the Office Manager for more details. 

    • Boxes can also be purchased at the RASM office for a more permanent solution. ​

  8. I have a contract... now what? 
    • There are several tools to assist new agents unfamiliar with the process of "going under contract."

      1. Living Vogue provides ongoing contract training - in the office and online. Please visit the Living Vogue Academy Page and Program for more information. 

      2. Reach out to the Leadership Team for any in-depth situations or curiosities. 

      3. Another resource is Preferred Settlement Services, LV's preferred title company. With expertise in law and real estate, please reach out to their team with contract questions. 

    • For agents that have opted into the Traditional Split Plan:

      • Living Vogue offers complimentary Transaction Coordinator services. 

        • Erika Carson is an experienced TC, has her real estate license, and comes highly recommended by top-producing agents. She will be our single point of contact moving forward; streamlining and simplifying the process. She is well-versed in SkySlope and familiar with Living Vogue protocol. Erika will also be in the office on a regular basis to get to know the team and answer questions. 

        • The process to engage TC services is simple and straightforward! If you are an agent that has opted into the Traditional Split Plan OR have been grandfathered into a plan that includes transaction coordination services, please follow the steps below. 

        • For NEW contracts:

          • Please send an email to contracts@livingvogue.com

          • Copy the Office Manager (admin@livingvogue.com) on the email. 

          • Attach your executed contract and introduce yourself! 

          • If you are new to her services, Erika will follow-up with a call to discuss expectations and confirm contract details. 

          • If you are a repeat client, she will simply send a text to verify your new transaction and proceed accordingly.

  9. Are agents required to utilize Living Vogue's preferred vendors in transactions?
    • No, there is no requirement or obligation to use the vendors endorsed by Living Vogue. Each agent is free to conduct business as they see fit -according to their client and contract needs.

  10. I'm currently onboarding... where should I start? 
    • Please book an onboarding appointment with the Office Manager. This meeting will provide an overview of administrative tasks, trainings, and next steps.
    • Next, please begin Agent Onboarding in the Agent Program tab section. This section will walk you through essential steps to create a strong marketing and business platform. 
    • Reach out to the Director of Operations with questions, comments, or concerns. 
  11. What is RASM? ​
    • The REALTOR® Association of Sarasota and Manatee (RASM) is the largest real estate trade association in Sarasota and Manatee counties, serving over 7,000 members. RASM provides technology, training, networking and business support to members.

  12. How do I become a part of a photography session? 
    • Living Vogue provides professional photography sessions for agents every month. Participants are selected randomly from the team roster and invited to the office for group and individual shots to be used and distributed for marketing purposes. Images will be returned to agents for personal use, following Living Vogue's appropriate publication. 

  13. When was Living Vogue founded? 
    • Mark and Jamie Coppens created Living Vogue in 2018. The Downtown Sarasota Office was opened in 2020 and the UTC Mall Office was opened in 2022. 

  14. Does Living Vogue offer social media managment services? 
    • We do not offer social media management services in-house, but can refer agents to a contracted marketing agency.
